EPC's

Energy Performance Certificates

Energy Performance Certificates (EPC's) were released in August 2007 by the UK Government. These were released with the aim of providing a across the board consistent system to certify a properties energy efficiency, which was then allows qualifying property owners to apply for certain grants and schemes. Since then alot of the schemes and grants have ended but there are still private companies offering these such as solar panels, loft insulation etc. A EPC lasts 10 years and as of 2008 they are required by law to rent out a property.

On the 1st April 2018 the Minimum Energy Efficiency Standards (MEES) came into force which meant properties which were let out after this date were required to have an in date EPC with a minimum rating of 'E' or above, properties let out before this date just required and valid EPC. From the 1st April 2020, this then changed to all properties let out must have a EPC which is a rating of 'E' or above.
 

If you are found to have no EPC or a lapsed EPC and the property is rented out the local authorities can fine the owner up to £5000. When renting out a property the tenant must now be given a copy of the EPC, if this isnt given a section 21 cannot be issued.

At the end of 2020 we enrolled on the Stroma Domestic energy assessor course to become qualified and accredited to provide the EPC's our self rather than using 3rd party companies, to help landlords and home owners have a smooth experience with us at West Way Lettings.
